ABoone Real Estate Inc. is looking to purchase a little more than 40 acres in Salem for a 171-unit town house community.
The properties, located at 1002 and 1108 Newman Drive, are currently owned by Mel Wheeler Inc.
Towers for Mel Wheeler Inc.鈥檚 AM radio stations are located on the approximately 40.5-acre property. At a community meeting regarding the project on July 8, Leonard Wheeler said that those signals are now available on FM, and that it鈥檚 no longer feasible to run an AM plant there.

Nearly 100 people came to the community meeting in the fellowship hall of Abundant Life Church. Developer Alexander Boone, as well as Court Rosen with ABoone Real Estate Inc. and Chris Burns with Balzer & Associates, were there to present the project overview and answer questions from residents. Common concerns voiced at the meeting included the development鈥檚 density and its impact on the neighborhood鈥檚 character, traffic and local wildlife.

The property is currently zoned as light manufacturing, though Mel Wheeler Inc. and ABoone Real Estate Inc. have requested to rezone the property to residential multi-family. While it would be simpler to develop the property under its current zoning, Wheeler said that they would rather see a housing development go there.
鈥淚 know Boone well, in terms of how nice of developments they do, so that was certainly a more favored direction for us,鈥 he said.

ABoone is proposing to call the development 鈥淐reekside Park.鈥 Homes are estimated to start in the low-to-mid $300,000 range, according to the project鈥檚 rezoning narrative. The concept plan shows around 19 acres of open space, and ABoone plans to put playgrounds and pocket parks there, Boone said. Access to the development will be via Newman Drive.
The project will help address the 鈥渁cute housing shortage鈥 Salem is facing and create new housing, which the city is in need of, the project narrative states. Of the city鈥檚 current housing stock, 70% was built before 1980, and 91% was built before 2000, according to the narrative. Boone said at the meeting that without enough housing, communities and businesses cannot grow.

鈥淲hile not necessarily targeted to directly increase the supply of 鈥榳orkforce housing,鈥 the proposed townhouse community can expand the variety of options available to both existing and prospective residents, enhance common open space availability, and ultimately assist with the facilitation of a healthier housing portfolio for Salem,鈥 the Salem staff report for the project reads.
Boone and Wheeler鈥檚 rezoning request is set to come before the Salem Planning Commission during its next meeting at 7 p.m. Wednesday. The planning commission will hold a public hearing, during which residents have three minutes per speaker to share their thoughts.
