A 40,000-square-foot Peterbilt dealership has been proposed to be built along U.S. 11 in Botetourt County.
Palm Way Investments LLC submitted a request to rezone around 87 undeveloped acres in the Amsterdam District from agricultural to industrial use. The dealership itself, however, will be situated on roughly 17 acres.
Headquartered in Denton, Texas, Peterbilt is an American truck manufacturer. The Pete Store is a Peterbilt truck franchise group with more than 30 locations in 10 states across the East Coast.
The rezoning application states that the 鈥減roperty has been identified for the Pete Store鈥檚 newest location and represents a significant investment that they are hoping to make in Botetourt County.鈥
The Botetourt County Planning Commission voted 3-2 at its May 12 meeting to recommend approval of the project. After a public hearing May 27, the Botetourt County Board of Supervisors voted unanimously to approve the project.
Only one citizen spoke during the public hearing May 27. Danny Goad said he lives 鈥渄ownwind鈥 of the parcel and was concerned about potential odors that may come from the new facility. He already experiences smells from other industrial facilities in the area, he said. While he was not opposed to the project, he did inquire about what could be done to mitigate this issue.
Robert Lucas, Pete's Store general manager in Virginia, said that the odor from the new dealership shouldn鈥檛 be a problem, as there will be no manufacturing on the property.
Access to the site will be through Brown Road, which also provides access to approximately 11 homes just west of the parcel. Part of Brown Road will be realigned and upgraded as a part of the project, according to county documents. The applicant also proffered a vegetative buffer along the western edge of the property.
The site plan also shows a 鈥減ossible entrance for access to future development, but what that development may be is not specified in the site plan. County documents state that the rezoning will allow the owner to build the dealership 鈥渨hile creating additional development opportunities on the remainder of the property.鈥
Greg Arscott, co-president of The Pete Store, said in an email Wednesday that they are still working to finalize plans for the site.
